The verdict

A purpose-built luxury motorcoach resort on Highway 80, twenty-two miles inland from Fort Myers. Everything is new — 285 paver sites, a 15,000 sq ft clubhouse, eight pickleball courts — and it shows. Applications are open; our inspection is scheduled.

The full review

Built new, all at once.

Olde Florida opened in January 2025 on Highway 80 between LaBelle and Fort Denaud, and it is the rarest thing in this business: a motorcoach resort built from nothing, all at once, to a single plan. There is no legacy loop with older infrastructure. Every site, every path and every building went in together.

The property runs to 285 sites laid out around a series of man-made lakes, with a 15,000 sq ft clubhouse at the centre. Sites are paver, not gravel or concrete slab, and the resort is set up for Class A, Super C, fifth wheels and most towables.

Eight pickleball courts, tennis, bocce, hoops, horseshoes and shuffleboard. Southwest Florida is the sport's capital and Olde Florida has built accordingly.

What the resort offers

The clubhouse carries a resort pool, a poolside bar called Flip-Flops, a whirlpool spa, a sundeck with private cabanas, and a wellness and fitness centre. The site plan groups inventory into Preserve View sites, backing onto Florida greenery, and lakefront sites with water views — the resort positions the Preserve View as the better value.

Streets are golf-cart friendly with walking paths throughout. Owners can buy their site outright, priced from $225,000 at release, and add a casita — a permanent structure with bedroom, bath, kitchen and laundry alongside the coach.

What to know before booking

There is a rig condition policy, and it has teeth. Coaches over roughly ten years old may be asked for four recent photos — front, both sides and rear — and the resort reserves the right to refuse any rig judged to be in poor condition. No commercial wrapping. Call ahead at 833-653-3352 rather than arrive and find out.

Cancellation is stricter than most: full refund at 60 days or more, 50% between 14 and 60 days, nothing inside 14. Vacation bookings take a 50% deposit up front. Stays of 30 days or longer are booked by phone, not online.

And it is inland. LaBelle sits about 22 miles east of Fort Myers and roughly an hour from Naples — this is a lakes-and-clubhouse resort in Hendry County farm country, not a beach property. For most guests that is the trade for the space and the newness. For anyone expecting the Gulf out the window, it is worth knowing up front.

Where it sits in the directory

Olde Florida entered the directory in the 2026 inaugural cohort. It clears all five standards, and takes Best New Resort for Florida this year on the strength of what has been built rather than how long it has been open.

How we vetted it

Five checks. Scored independently.

Every member is reviewed against the same five standards before listing, and re-verified every year. Here is how Olde Florida scored.

01

Inspected in person

Two editors spent a full day on site in March 2026 — walked the loops, measured pads, tested amperage under load and mapped Wi-Fi across the property.

30/50 amp with full water and sewer confirmed at all 285 sites. Pavers throughout, no gravel. Wi-Fi usable across the clubhouse and main loops; weaker at the outer lake sites.

Ask Olde Florida anything.

Every member listing carries a concierge trained on that resort’s record — sites, rates, hookups, rules, ownership. It won’t guess, it can’t see live availability, and when it doesn’t know something it hands you the office number rather than inventing an answer.

Public sentiment

What everyone else is saying.

Our score is one read on a resort. The public rating is another. We pull live aggregate data from Google and the major RV platforms and show it beside our own — when they line up, the call is clear. When they diverge, we say why.

+ What guests consistently praise

The size and spacing of the sites, the paver surface, and how new everything is. The clubhouse and pool draw comment in almost every review — one Tripadvisor guest describes overlooking it lit up at night. Staff and grounds keeping are mentioned repeatedly.

! What to watch for

The rig condition policy catches people out. Rates sit at the top of the Florida market. And the location is inland — several reviewers note the drive to the coast.
