By application only · 2026 intake open
The resorts worth the drive.
Apply to be one of them.
RV Parks & Resorts is not a listing site. It is an invitation-only directory of inspected, vetted RV resorts across Canada and the United States — each one written up by our editors and given a concierge that answers guest questions around the clock. Fewer than one in five applicants make it in.
What membership means
A member of our team walks the property before it is listed.
19% of applicants pass the standard. The list stays short on purpose.
Written by our editors, independently — never resort-supplied copy.
Guests ask your resort anything, at any hour, and get a straight answer.
No more than twelve members per province or state. Ever.
01 · The five-point standard
Most properties don’t make it.
That is the entire point.
Every resort in the directory has been inspected against eight non-negotiable criteria. No exceptions, no shortcuts, and no paying your way in. A membership fee buys you the review — it does not buy you the listing.
Site quality & construction
Full hookups, level pads, and pull-through capacity documented. Gravel, concrete or paver — we record what is actually there, not what the brochure claims.
Infrastructure verified
50-amp availability, water pressure, sewer condition, road surface and turning radius for big rigs. We measure, we do not take your word for it.
Amenities that are real
Pools, clubhouses, pickleball, laundry, dog parks — open and maintained on the day we visit. Seasonal closures are disclosed on your listing.
Guest reviews verified
A 4.5-star minimum across Google, Campendium, RV Life or Good Sam. We read them — the recent ones, and the bad ones.
Ownership & operation
Two seasons minimum under current ownership. We are not the place to list a property that changed hands last month.
Grounds & upkeep
Landscaping, lighting, signage and general condition. The standard is what a guest paying premium nightly rates would reasonably expect to find.
Management responsiveness
We call the office as a guest would. How fast someone answers, and how they answer, is part of the review.
Regional capacity
If your province or state is at twelve members, you join the waitlist. We will not dilute the directory to take another fee.
Roughly one in five applicants is approved.
If you make it in, your listing carries a verified credibility that cannot be bought anywhere else. Travellers arriving from RV Parks & Resorts already know they are looking at an inspected property — which is why our members report longer stays, fewer price objections, and a materially better class of guest.
02 · Beyond a listing
We are not a directory.
We are your marketing department.
Passing the inspection opens the door. What members actually pay for is everything we put behind the property once it is inside — an editorial listing that sells the place, a concierge that answers guests at midnight, independent recognition, and a team whose only job is filling your sites.
An editorial listing that sells the property
The most considered resort listing in North America. Written by our editors and built to convert a browsing traveller into a booking.
- Independent editorial assessment
- Written write-up — never resort-supplied copy
- Hosting for your photography, drone and video
- Full site and amenity specification tables
- Aggregated reviews from every major platform
- Direct booking links — we never take a cut
A Park Concierge on your listing
Every member listing carries an AI concierge trained on that resort’s record. Guests ask about sites, rates, hookups and rules at any hour and get a straight answer.
- Trained on your specifications at onboarding
- Answers around the clock, in season and out
- Hands off real enquiries to your office
- Never guesses — gives your number instead
- Every conversation visible to you
- No other RV directory in North America offers it
The RV Parks & Resorts Awards
Our annual programme recognising the best of the membership. Editorial, unpaid, and judged on the inspection record — not on who bought advertising.
- Automatic eligibility — no entry fee
- Categories across grounds, amenities and service
- Badge shields with the award year
- Winner press and shareable social assets
- Embeddable badge for your own website
- Judged editorially — it cannot be bought
Enquiry intelligence
Real numbers on what is working. Which regions your traffic comes from, which photos hold attention, and what guests ask the concierge before they book.
- Monthly performance summary
- Traffic origin by province and state
- The questions guests ask most
- Seasonal demand patterns for your region
- Anonymised benchmarking against the category
- A direct line to your editor
Media production
We are a media company.
The shoot is quoted separately.
Membership does not include photography, drone or video — that is a production cost, and the resort owns it. What membership gives you is access to the people who do it. Our sister agency, Parks & Pixels, shoots RV resorts for a living, and members book crews at member rates.
The listing and the words
- On-site inspection against the eight criteria
- Editorial write-up by our own editors
- Hosting for your stills, drone and video
- Park Concierge trained on your record
- Awards eligibility and badges
- Enquiry intelligence reporting
The production itself
Booked through Parks & Pixels, scheduled around your season, and yours to keep — use the footage on your own site, your booking engine and your social channels. We do not hold your assets hostage to the membership.
- Stills of grounds, sites and amenities
- Licensed drone work
- Video tours and short-form social cuts
- Member rates on all production
- Full usage rights — the resort owns the files
Already have photography you are happy with? Use it. A good existing library is perfectly acceptable, and plenty of members list with their own.

03 · What your listing looks like
We don’t list your resort.
We publish it.
Every member gets a full editorial write-up — inspected, scored and written by our own editors. Not a directory row with your phone number on it.
This is a real one, start to finish: the verdict, the five-check scorecard with every score shown, the awards, the photography, the concierge, and a booking link that goes straight to the resort.
04 · Recognition
The Awards. Included with membership.
Every member is automatically eligible. No entry fees, no submission paperwork, no category you can purchase your way into. Winners are chosen from the inspection record and the guest review history — which is precisely what makes the badge worth having.
Eight ways to be recognised
- Resort of the Year
- Best Grounds & Landscaping
- Best Amenities
- Best Waterfront Resort
- Best Snowbird Destination
- Guest Service Excellence
- Best New Member
- Best Big-Rig Accommodation
Third-party trust you cannot manufacture
Award badges are embeddable on your own website and booking pages. When a traveller is comparing three properties, an independent shield with a year on it does work that no amount of advertising spend replicates.
- Verified Member badge from day one
- Award shields when you win
- Media kit and social assets provided
- Listed in the annual awards feature

06 · The math
Run your own numbers.
Whether membership is a bargain or a cost depends entirely on your property. Put your figures in and the break-even shows immediately — how many extra booked nights it takes to cover the year.
What that means
Adjust the figures on the left to match your property.
07 · Membership

09 · Common questions
What owners usually ask.
How is this different from Campendium, Good Sam or RV Life?
Those are open platforms — anyone can list, and the good properties sit beside the bad ones. We inspect every member in person, cap membership at twelve per province or state, and write the listing ourselves. A traveller arriving from our directory already knows the property has been checked, which changes the conversation before they ever call you.
What does the inspection actually involve?
A member of our team visits the property, walks the sites, checks hookups, amenities and road surfaces, and speaks with management. We call the office beforehand as a guest would. It takes most of a day, and it is an assessment rather than a photo shoot — media production is quoted separately.
What is the Park Concierge?
An AI assistant built into your listing, trained on your specifications during onboarding. Guests ask about site sizes, rates, the rig policy, pets, seasonal opening — and get an accurate answer at any hour. When it does not know something it gives them your office number rather than inventing an answer. It is included in membership.
Is photography included in the membership?
No. Photography, drone and video are production costs and the resort pays for them — but we are a media company, so the talent comes from us. Shoots are booked through our sister agency, Parks & Pixels, at member rates, scheduled around your season. You own the files outright and can use them anywhere. If you already have a library you are happy with, list with that instead.
Do you take a commission on bookings?
No. Your listing links directly to your own booking system or phone line. We never sit between you and the guest, and we never resell an enquiry to a competing property.
What if my region is full?
You join the waitlist. Twelve members per province or state is a hard line. When a place opens, waitlisted properties are assessed first, and we typically see two to four openings a quarter across the more active regions.
What if we are not approved?
We tell you exactly why, and what would change the answer. The most common reasons are too little time under current ownership, infrastructure that is mid-upgrade, or a review history that has not yet recovered from a bad season. Plenty of properties reapply a year later and are accepted.
Can we cancel?
Yes. Membership runs annually and does not auto-escalate. If you leave, your listing stays live to the end of the paid term and your place is offered to the next property on the regional waitlist.
